MARKET NEWS
Economy: Good, bad and uncertain. Tariff’s are much discussed. Will they initially bring higher prices and inflationary pressure? Yes, No and Maybe. Some prices are up, even without tariffs are being imposed. Some are not up. Keep in mind the positives – level the tariff playing field, increase US manufacturing and bring jobs home to America. And never forget, ultimately consumers set the price you are willing to pay. Thus, do not over react to the hype.
Headline: April consumer spending ‘chilled’ up only 0.1 %. Last time I checked my math, a “+ sign” is still good.
Jobs: Unemployment claims hold steady. Simple statement this month.
Monetary Policy: The unspoken part of the conversation: Bank liquidity is being tied up in the complexity of Government bid & asks, in Treasuries. Bottom Line: liquidity is key.
First Quarter 2025: Total U.S. consumer debt – total household debt – was about $18.20 trillion. Of this: Mortgages – $12.80 T, or 70% of total household debt, Credit cards – $1.18 T, Auto loans – $1.64 T, Student loans – $1.63 T, Home equity lines of credit (HELOC) – $0.40 T, and Other consumer loans – $0.55 trillion.
Federal Reserve Policy: On hold, pending more data. My take: Federal Reserve Board will continue its 100 % perfect track record of changing policy late in the game. Yet it remains an important piece of information for investors. Another lagging indicator is public sentiment. Key: Don’t be overly influenced in either numbers in your buying determinations.
Housing: Key: Supply & Demand. Current level of permits, is trending lower, now down 3 % year-over-year. Most hit: Single family permits, down 6% year over year. New Starts: The new starts number – ground broken – is a good indicator of future supply. Overall, single family is down 12 %, while multi-family is up 30 %. Said numbers are volatile, with the total number of New Units Started, at about 1.4 M a year. Summary: Rising hope for more property appreciation – with new demand exceeding supply by 0.4 M / year – 1.8 M new total demand.
The past year was a bit better with completions closer to 1.5 M. Note: All the numbers are in decline. It has nothing to do with tariffs and headlines, as tariffs have yet impacted the supply chain. The next 2 – 6 months will provide more accurate data, including if tariffs will be offset by big savings in energy. Keep in mind, final tariff levels are subject to change to even lower.

The Good, the Bad, And the Ugly

The Bad: My sense of our local building is another puzzling story of 2 worlds – high and low-end, with nothing in the middle. Remodeled and new homes are as big in size, as possible, generally targeting high-end income earners. The low-end in apartments with continued growth and building of affordable apartments. Fabulous for apartments.
Yet, what about starter homes? For this, we do not have open land to build-out subdivisions. And, those being built in South County are targeting the larger homes – higher end finishes. I don’t see a way out of this challenging imbalance. Maybe the burgeoning ADU building movement and potential to split the lots, will start to fill this gap.
And, the Ugly: The story of “too little, too late” A lesson often learned again and again, regards buying or not buying. How often do we speak with professionals, or talk with trainers or, even asking our neighbors, before making a major financial decision. Sometimes it may indicate a buried concern of broken trust. One of the ugliest aspects of the lending business. Yet, over years of buying/ investing, across a vast array of clients, those with the confidence to share their story – success, struggles, losses, and dreams – prove to be most successful. Part of the confidence is the care I take to build a trusting relationship with each of my clients. We are your trusted and proven professional.
