Economy: Tariffs are the latest headline grabber. What’s new? Efforts to level the playing field with China, as other nations are at different stages of negotiations. What is critical: Give it a few months and be careful of headlines. The sky is not falling, as it seems good to return manufacturing jobs and investments home to America.
Jobs: Unemployment claims hold steady, at acceptable low levels of unemployment.
Federal Reserve Policy: The next meeting is this coming week. Expectation / suggestions are for the Fed to cut rates. Surprise: Historically, the Fed has a 100 % track record of being late to the game. So don’t bet the house on it. The Fed must also watch keep a watch on liquidly.
That said: The Federal Reserve has sought to slow the economy and inflation. It worked.
US Dollar as Reserve Currency: Recent calls ask if the US dollar will remain the “reserve currency”. A good fact: Per IMF (International Monetary Fund), foreign governments have 58 % of reserves in US Dollars, 20 % in Euro’s, 5 % in Yen and 2.2 % in the Yuan. With falling rates & inflation, plus major capital investments in America, you decide – not headlines.
Housing: Headlines vs History: Headline: Contract cancellations at 13 %. Actual: 2024 saw similar numbers, though a bit higher in 2023. Before CoVid, the averaged was near 11 %.
Headline: Seller concessions reach 44 %. This number has been increasing the past year. Historically it is similar to pre-CoVid levels. Considering rates & inflation – not bad.
Housing Slow Down: New building starts are down, as high-end buyers are pulling back – a trend that generally tracks with the stock market. Stocks up, more hi-end buyers; Stocks down, fewer buyers. What to watch for: Effects on our GDP. Add to this, fewer dollars out of DC Congress as DOGE does its job. Locally, it may reduce new spending and stress current housing.

The Good, the Bad, And the Ugly
The Good: San Jose has received the memo. Past stringent guidelines for building are beginning to ease. Fewer “below market” units are required & fewer fees being charged. Outcome: At least 1 multi-family project, once sidelined due to costs, is restarting.
The Bad: Click-bait headline. They lack perspective & balance. One example: Tariffs raise housing prices. Fact, Canadian tariffs on lumber were removed. Then we hear how China tariffs ‘might’ increase our housing cost – as per John Burns – by 2%,. KEY;: Tariffs do not change the cost of diesel fuel, land, labor, permits, cement, asphalt, etc. Ultimately, what the consumer is able and willing to pay, sets prices. Thus, it may effect profits more than price. No panic. The sky is not falling.
And, the Ugly: Lack of sound reasoning, based on more than logic, laziness, and emotions. Educators speak of this in relation to current students. My thought: A lack of the skills of critical reasoning – being taught. Instead trusting the internet and AI, not recognizing dire limitations. We quote other’s work, yet many are unable to explain – defend, challenge, or critique its foundation – to others. Outcome: We don’t know – for ourselves – what makes it so. This leaves us vulnerable, even helpless, to distinguish between fact from fiction. Liberty & freedom requires more – not less – of ourselves.
