Economy: July retail sales beat expectations, though flat to slight decline of 0.1 %. We also saw the level of consumer debt increase, a trend since CoVid. Interestingly the increase is actually a negative effect as a part of disposable income due to wage growth. This includes student loan repayment. Two important small details to helps us keep it all in balance and keep a healthy outlook.
Jobs: I look forward to the September 9th QCEW report and will report it to you, in our next letter. Why? Because the last jobs report confirmed what we have talked about for the past year, plus. The actual massive reduction in the number of jobs created from the initial reportings. With this we also have on Sept. 5th the next regular BLS jobs report. .
Both numbers may impact the Fed decision to start lowering rates.
Federal Reserve Policy: Latest Jackson Hole retreat, brings expectations of a rate reduction at the next Fed meeting – on the 16th and 17th. New York Fed President John Williams, recently suggested interest rates are restrictive, with inflation OK – except in services – and that labor markets are solid.
Unwelcome is recent Fed drama. A Fed member is accused of mortgage fraud. Trust issues.
Housing: John Burns says “Home Builders” may be slowing. Why important. A leading indicator and it shows “land” markets are cooling fast. I blame Powell’s failure to cut rates earlier.
- Collapsed demand: After two years of fierce competition, land demand has collapsed by nearly two-thirds. Some may be due to immigration issues in housing construction.
- Similar to late 2022: Only 28% of land brokers report strong demand in their markets, down from 76% just one year ago. Here, we saw a similar decline in late 2022, with markets awaiting falling rates to bring investors off the sidelines. Powell understands.
The Good, the Bad, And the Ugly
The Good: World-wide rates of poverty. Mexico rate dropped 1/4 since 2018. Argentina fell 2/3, over the past year, as inflation dropped from 200 % to 2 %. Even Iraq, a drop of 1/3.
The Bad: The ongoing challenge of City vs Public desire. Safety a big issue. I do hear more about Cities setting future targets – a very good thing. The balance between City priorities and the needs of the voting people, is an ongoing challenge. Few good answers.
Recent conversations about redoing part of a local park to a pickle ball court with parking. This will require the removal of some park land.
Another: Local city planning efforts to meet State goals for housing, has an estimation pace of building only accomplishing 15 % of that goal.
Support your local cities. Be engaged and when a consensus is met, as to State / Fed legal mandates, help the outcome become real. Let’s prevent the bog downs becoming years long problems.
And, the Ugly: Affordability: Time for math. If prices of common household purchases had increased at the rate of health-care costs – over the past 60 years – here’s what we’d be paying today: $18.94 for a gallon of gas … $230,000 for a midsize car … $1.3 million on average for a single-family home. Don’t be distracted by tariffs. Instead, keeping focus on what really eats into our budgets?
