Home buying continues – Home refi’s are responding to higher rates

Recent News

– Inflation: Numbers and data continue hot, meaning we can expect another 3/4 % bump in Fed funds rates, at their November meeting. This follows good – not great – numbers on the first look into 3rd quarter GDP. Let’s wait for post-election revisions for more insight. 

– Home Prices: Locations with higher rates of appreciation, are now showing decreases in prices. At the same time, locations with “reasonable” appreciation, are holding pretty steady in valuation.  Good News: Year-over-year appreciation continues tracking low double digits. Yet we expect with rising rates, an easing of prices, in order to stay in balance with wages. 

PMI – Purchasing Managers Index: Strengthening US dollar is helping slow current orders along with lower foreign demand due to recessionary forces. Employment is now confirming further contraction.  Good News: Production rose slightly, as supply chain pressures ease. 

Bottom Line: Be Prepared Today

Forbearance and Foreclosures: Good News. Numbers remain very low – good news for homeowners. Yet, if foreclosure is a your possibility, a new loan is possible. Not always pretty, but not if the priority is Saving your home. Let’s talk. Sooner the better.

Interest Rates: Short answer: Rates are up – likely moving higher. 

Conventional loans: Time to look at the spread between 30-year mortgages and 10-year treasuries. Year 2008 and early 2020 was the last time it was this wide. Both times, mortgage rates eased / fell afterwards. If history repeats, it will be good news for Spring Buying. It also makes now the time to begin early preparation, as you look forward to your home or real estate investment. Time will give us the final answer, but early preparation is key. Start today.

The Good, the Bad, And the Ugly

THE Good: According to WHO, over the last 20 years, our global population having access to safely managed drinking water, has increased from 3.8 billion to 5.8 billion people. This means 90% of mankind has access to either basic or safely managed drinking water services. 

THE BAD: Still Bad – but not all bad – is the imbalance between Housing Supply and Demand. New Household formations continue at about 1.6 M homes, per year.  Yet, we are on track to complete only about 1.35 M new housing units.  This leaves a supply-side shortage, in the facing of growing demand.  Good News:This does helps support home prices.  

THE UGLY: Reports indicate we need over 2 trillions dollars to adequately upgrade the nations electric grid to match future needs. This year the government has put up only five billion. I think they are missing a couple of zeros. So best of luck with dreams of all electric.
