Good morning to the colors of Fall, 

Untold stories – New Expectations 

Leaving Summer fun for Fall colors and schools re-opening. Our markets are aglow with rising expectations. Though plenty of news, this month’s missive will target the financial puzzle pieces most effecting you, your real estate, and your lives. 

More Good News: To the humiliation of the experts, the millennial age-group is aggressively becoming new home owners. 10 years ago, they touted how the millennials would not be buying homes and real estate values would falter. Yet as of today, 1st time homebuyers continue to represent close to 30 % of the market activity. WOW ! And with it, rising home values and less available inventory. 

Federal Reserve: They met again and again with no meaningful changes. Yet, and as often the case, the Feds did offer additional spoken words. This time, there seemed an effort to delink two specific 2 economic mandates – employment and the economy. This because of its desire to begin the tapering of their “emergency” buying of bonds. This could prove interesting.

Though very accommodative to the liquidity needs of the market – believing current inflation to be mostly transitory – the markets are clearly anticipating the November Fed meeting. For myself, I believe the supply-chain problem is real and it will need to be carefully addressed by the Fed. It will impact rates and influence any effort to reduce their balance sheet. 

The Bottom Line: Interest Rates Bouncing Sideways

Key to Success: Be well prepared – Be ready early – for tomorrow’s dreams begin today. This approach lets the Realtor and Seller know your readiness and commitment. Many Buyers are concerned about the “Cash buyer”. Yet most Sellers prefer the hands on experience of the more traditional Home Buyer. Homes are personal and part of the American heritage.

The Good, the Bad n the Ugly

THE GOOD: Though we see difficult days due to the CoVid variant and its CoVid-19 infections, we are learning more and more how to solve the problem. There are even options not requiring gene therapy or spike proteins. Keep an eye on Norway and India. 

Let’s also consider the good news of schools re-opening, job openings, and expiration of extended benefits. Acting in combination, my hope is the number of people working, will be most positive. It could be the start of a return to normalcy – something we need. 

THE BAD: What had the potential to be the Good, fell short. How so? It fails to consider the possible – and likely – unintended consequences. Recently, our Governor signed rules that allows a single family home – regardless local regs – to be torn down and replaced with 2-4 multiple units. Consider property values in our higher-end locales. Consider, if your neighbor tears down their SFR and puts up 4 townhomes, no additional parking is required. Bad!!

THE UGLY: This is ugly. We have supply shortage problems and Biden puts a hold on a plan for rail extension from North-Eastern Alaska down through Canada. The extension will benefit mineral / ore production in the further reaches of Alaska and Canada and provide what is most needed for infrastructure plans. Why do we hurt our Canadian friends and American labor?

We are in a wait and see mode. Politicians talks, news makes up stories, and in the end, none of it is helpful for disciplined planning. Whether it be infrastructure, massive debt spending, capital gains tax rates, regulations, etc., we have no specific details on anything. This leaves us to prognosticate. Not the best tool for making decisions effecting ones life. It leaves too many what ifs, how abouts, and what happens then. If you don’t like waiting, we can work on preparation, today!!!
